Handrails in public and common areas carry an access brief that a private home does not. A DDA-compliant handrail uses a graspable grip profile that a hand can close around, extends past the top and bottom of a stair flight or ramp so there is support at the transitions, and is set at a continuous, consistent height. Where the situation calls for it we fit dual-height handrails so both adults and children, or standing and seated users, have a rail at a usable height. The rail is fixed to carry the loads people put through it under AS1170, into a substrate that can hold it. How we build for commercial durability

Common-area railings get used harder than a domestic balustrade, so the build has to suit the traffic and the setting. We specify materials for the exposure: marine-grade 316 stainless and quality powder-coated aluminium near the harbour and the coast, where salt would tea-stain a lower grade, and appropriate finishes inland. Glass is toughened or laminated to AS1288 and sized for the run and the setting. Fixings are the part people never see and the part that matters most, so we size spigots, base plates and anchors to the actual substrate - concrete, steel or masonry - to carry the AS1170 loads. On a busy stairwell or car park, a barrier that is fixed properly is what keeps it safe over years of use.

Installed and built to standard

Our own team installs on site, fixing to the correct substrate so the barrier carries its designed loads. We build to the relevant Australian Standards and the NCC, including barrier heights, AS 1288 glass and AS 1926.1 for pool fencing. Where a compliance certificate is needed, your council or a private certifier carries out the sign-off.

How high do commercial balustrades have to be?

We build to the current National Construction Code. For balconies, walkways and landings where the fall is more than a metre, that is a minimum barrier height of around one metre, with openings sized so a 125mm sphere cannot pass and no climbable footholds where a fall is significant. Along a stair flight the height is around 865mm above the nosing. Public and commercial settings can carry additional access requirements on top of these. We build to the applicable standards and confirm the exact figures for the building at the measure rather than giving legal advice.

What material lasts best on a harbour-front commercial building?

Close to Newcastle Harbour or the beaches the salt is the deciding factor, so we favour marine-grade 316 stainless and quality marine-grade powder-coated aluminium over cheaper 304 or mild steel, which can tea-stain within a few streets of the water. Glass balustrades in 316 fittings are also a strong choice for balconies and common areas that want to keep an outlook. Nothing on the coast looks after itself, so periodic washing down is part of keeping common-property railings performing. We recommend the grade to suit the building's exposure at the quote.

Can you match existing balustrades across a large complex?

Yes. On a staged replacement or an extension to an existing complex we can match the style, height and material of the current balustrades so the common property stays consistent, while still building the new sections to current standards. Where the existing railings no longer meet the barrier heights or gap rules, we will point that out and can quote bringing the replaced sections up to standard.
